Build Process, Construction
Periodic inspections by Township officials and bank inspectors (where applicable) are made based upon the completion of all stages of construction. Generally, following are the stages of the construction process; they may vary according to financial institutions.
Site Preparation Stage
This stage includes clearing the property and excavation. The Septic System is installed and the Well is drilled (exact time frame varies according to site conditions).
Foundation Stage
Footings, foundation walls (or slab), perimeter drains, and waterproofing are put in, as well as the installation of any sewage and water lines, followed by backfill and compaction.
Framing Stage
This includes wood framing the exterior and interior walls. The roof trusses are raised and stairways are placed. Wall sheathing is attached to enclose the home, as well as roof sheathing over the trusses. Roofing materials and attic vents are installed, exterior finishes applied, windows and doors are set into place, decks and porches are installed.
Mechanical Systems Stage
Plumbing, heating and air-conditioning, and electrical systems are "roughed-in" at this stage. Bathtubs and shower units are installed.
Interiors Finish Stage
Walls are insulated and the interior finishes are applied. Drywall is installed and finished. Cabinets, interior doors and trim are installed and paint is applied. Countertops and floorings are put in place. The electrical work is completed, including switch plates, outlets and lighting fixtures. The power company will hook-up the permanent power at this point. Plumbing, heating and air-conditioning systems are then completed. Toilets, sinks, faucets, appliances, compressors, thermostats and registers are all set in place.
Final Grade Stage and Landscape Setting
The final grade is attained, allowing for proper water drainage away from your home, septic and sewer lines are installed and inspected. Driveways and walkways are placed, any concrete patios are poured, and seed is planted.
Details Finalized and Certificate of Occupancy Obtained
The final details are added, including door knobs, window screens, gutters, splash blocks and cabinet hardware. Any adjustments are made and clean up is completed. The final inspection is conducted to obtain the Certificate of Occupancy.
